Can you build an ADU on your property?

With the passing of AB 2269 and SB 1069 the state of California has allowed for the building of Accessory Dwelling units on residential and residential income properties. Since that time most cities would try to limit the building of the new ADU's in their cities . Most cities are not up to understanding the new ADU laws and may deter you from building an ADU as this is new to them also and they dont understand the new laws which are changing every year . Since the passing of the new ADU laws , the state has passed numerous additional laws to prevent the cities from limiting the building of the new ADU's in their cities .The new laws allows for a detached ADU up to 1200 sqft on their lot with minimum 4 ft rear and side setback . A Jr. ADU can can be built up to 500 sqft in a attached garage or using the rooms or adding rooms in the existing house with an efficiency kitchen using its own bathroom or shared facilities. The new laws also allow for subdivision of the lot to allow the sale of an ADU separately from the main house or allows for a PUD or the sale of an ADU as a condominium with a home owners association .  The State of California is serious about allowing homeowners to build ADU's and have come up with many new laws to prevent the cities from limiting ADU's . Please feel to call us (562)755-7790 if you any questions about building on your site . We can view your site from Google earth and let you know what you can build . In most cases you can always build your ADU but the size may vary depending on the lot size and configuration. The Planning technician at your city does not always know what your capable of building so dont get discouraged they are just not aware of the new laws and it may take another individual either head of planning or an architect to let you know what you are able to do on your property.
