If you are not familiar with the building process I am going to go through a few details to make it easier to understand .
Once the contract is signed we will proceed to get our designer to visit the jobsite to take dimensions of existing house which will be required to be drawn and put on the plans along with the ADU.
within a week for single story ADU's we will review the plans with you to make sure the location and style of the ADU is what you agreed upon . At this time minor changes can be made at no additional cost .
The plans will be submitted to planning and building department for plan check . The plan check process can last from 8 weeks to as much as 20 weeks or more depending on the city and process for approval .
Once the plan is approved we will proceed to schedule a job walk at the jobsite and review with the customer how and when we will start their project .
Depending on the project we usually start by digging foundation footings and trenching and installing ground plumbing. At this time we will have our first inspection.
The next process requires finishing the rebar , base and vapor barrier for the foundation and getting a foundation inspection before we can pour
After foundation is poured we will proceed to have lumber delivered and start framing of the ADU.
The next trade involves rough plumbing , rough electrical and mechanical .
The next inspection will be for framing inspection , after this we can proceed to wrqp and roof the structure to make it water tight.
A combination inspection is next with electricql, plumbing and mechanical . If this passes we can schedule insulation to be installed .
After a insulation inspection passes we can proceed to drywall the interior walls and ceilings and call for an inspection .
The drywall process takes about a week to weeks to complete tape and texture depending on drying time
